Opportunity identified and secured following development competition held by former site owners BAE Systems Ltd .Negotiated subject to Planning contract and development agreement including 80,000sq ft Homebase store, offices and reservation for phase 2 NET Tramline thro site. Managed with full professional team pre acquisition due diligence, planning application, and acquired site following receipt of planning consent for over 750,000 sq ft on 44 acres.

Acquisition and speculative development funded on a stand alone basis with bank finance. Negotiated HQ Office site sale to Experian and pre-let of 2 floors of “The Arc “to Geldards Solicitors.

Pride Park, Derby – Edge of Centre Business Park,

Acquired the first site on Pride Park for speculative office development and subsequently completed schemes totalling in excess of 100,000 sq ft for Software AG, Eidos and Interfleet Technology.

Acquisition and speculative development funded on a stand alone basis with bank finance

Managed the Development of this flagship office scheme and completed over 85,000 sq ft of space ranging from speculative developments subsequently let/sold to occupiers including EMAS, National Grid and Paragon Interiors together with pre-let development for The Highways Agency, investment interest subsequently disposed of.

Managed with full professional team pre acquisition due diligence, planning application, site enabling and infrastructure works and development of first speculative phase totalling 65,000 sq ft

A total of 32 acres acquired in three phases from 3 different landowners subject to planning consent. Managed with full professional team pre acquisition due diligence, planning applications and site infrastructure works. First phase 100.000 sq ft developed speculatively and sold with 10 acres of expansion land to Quinn Group. Second phase of 65,000 sq ft developed speculatively and let/sold to occupiers including Qualidux and Boneham and Turner. Investment interests subsequently disposed of.

Identified and acquired following completion of due diligence 25 acre site. Subsequent management with full professional team of planning application for food retail, football stadium and ancillary uses. Enabling works completed and sale of 10 acres to Tesco Stores Ltd for 140,000 sq ft Tesco Extra and 10 acres to Chesterfield FC for new stadium also completed.
